Great News for Calgary East Village Condo Buyers!
The recent flash floods in Calgary have cast a huge shadow of uncertainty for new condo buyers and home owners in the affected areas.
One of the neighbourhoods hit by the floods was East Village, home to new condo developments Evolution and FIRST, both of which are over 50% sold.
I can't imagine what was going through the minds of those who have made a purchase at one of these condos, excited for their future lives in EV!
But there is good news! Very good news as a matter of fact for those who might have purchased a new condo in East Village Calgary!
Post flood assessment of the East Village neighbourhood...
Flood proofing incorporated into East Village’s redevelopment has kept several parts of the community dry, including…
- Phase 1 and Phase 2 of RiverWalk
- Public Art Installations
- EV Sales Centre
- As well as a number of future development parcels
Evolution Fuse new condos are in the process of pumping out the remaining water and will re-initiate the construction process soon. Embassy Bosa commented that the completion date for Fuse will not be affected.
FIRST new condos are now back under construction. FRAM+Slokker’s development site was not affected at all by flood waters.
There was a bit of damage to the landscaping at Phase 3 of RiverWalk near Fort Calgary. The area is currently closed off for further study.
Water remaining in the National Music Centre has been pumped out and the construction site is drying. Professionals will survey the site for any further damage, although its completion date is not expected to change.
The New Hilton Hotel in East Village hasn’t even broken ground yet, therefore it was not affected by the floods.
4th Street Underpass is an essential connector to the Calgary beltline and has reopened as of Thursday, July 6th, 2013.
The southeast LRT tunnel nearby City Hall is now open.
Redevelopment plans for the St. Patrick’s Island was fortunately only 2 weeks into the construction process and physical construction had yet to begin. East Village developers will further study St. Patrick’s Island and maybe even make some amendments to its master plan.
St. Patrick’s Bridge was almost completed when the floods hit. It took considerable damage and its construction timeline has been pushed back 12 months.
East Village’s flood proofing has definitely served its purpose! Now it will be interesting to see if the developers decide to incorporate even more flood prevention systems for any possible future events.
