    10th Ave Gets a Fresh Start

    New Calgary Condo Projects in the Beltline on 10th Avenue

    10th Avenue Calgary CondosIt is interesting to think about the past, present and future of proposed new condo buildings on 10th Ave in downtown Calgary. First there was the high profile Rockford development at MacLeod Trail south and 10th Ave, which sold out in one day with a massive line up of interested buyers during the boom of 2006-2007, only to be cancelled later on when the developers realized they had under priced the building and could not build it for the price they had sold it for. The site has been sold and sits idle today, half excavated and an eye sore as you leave downtown.

    Then it was the Midtown Towers which had good sales and did almost sell out only to have two separate price increases and then finally be cancelled. The construction had progressed to grade and the ghost parking structure was sold to another developer who failed to finish it and then sold it again and the site is now destined to become a commercial building. This is a far cry from the original plan for the 600 unit, two tower condo development in the original plan. Other problems plagued the original project as well such as lawsuits, settling issues, a large sink hole on 4th street and issues with returning the original buyers deposits. Astoria was another doomed project past 8th St SW.

    The Future of 10th Avenue

    While none of these three developers above had ever constructed a high rise before that certainly isn't the case for the next crop of new condos planned on the road.

    I'm hoping the new projects can break the streak of bad luck and actually build something; it would be great for the beltline as 10th Avenue is in good proximity to the downtown commercial core which ends before the train tracks at 9th avenue SW. Additionally it would be nice to extend the skyline into the beltline across 10th avenue and fill the current gaps in building. 10th Avenue in the beltline also has good proximity to all amenities and is a great location to build new condos.

    Now we have 6th and Tenth by Brad Lamb development Corporation which is to be built at 6th St and 10th Ave SW. Brad Lamb is an experienced Toronto developer and this will be his first project in Calgary.

    We also have Mark on 10th Ave which is a building by Qualex Landmark. Currently finishing sales on Calla, this Vancouver based developer has also built Luna, Nova and Stella in the Calgary beltline in the last 8 years.

    Both buildings are scheduled to start sales in the next 6 to 12 months and look to be high design sophisticated developments from repeatable developers with lots of experience in both Vancouver and Toronto.
