Not only are people choosing to purchase in Canada’s top real estate market (2012 – Canadian Real Estate Association), but they have a wide variety of home styles, communities and price points to choose from.

    But what happens when they stumble across two or perhaps three different homes for sale in Calgary and feel split between them all, not knowing which one is exactly the best for them because of minor differences in the neighbourhood or location?

    Well, here are some community features to look for when buying a home in Calgary that will help buyers make the right decision when choosing between two, three or more homes for sale that they absolutely love.

    While some home buyers know what they want and what community they want it in, Calgary’s several exceptional neighbourhoods don’t make it easy to pick for those who don’t.

    • House #1 – Is a sophisticated inner city home with all the bells and whistles of a new infill located on a plateau overlooking downtown and the Rockies, close to amenities and 10 minutes to downtown.
    • House #2 – Another modern inner city home with desirable features located on a plateau giving partial views of the city, is also close to amenities, 5 minutes to downtown and only seconds away from the river pathways.

    Which is more important? Is it House #1 with stellar views with a bit longer drive and walk to the rivers or is it House #2 with partial views, a shorter drive to downtown and great walkability to the rivers?

    These are small, but crucial features of a location that any home buyer should take note of when searching for that next best home in Calgary, especially when they feel split between two amazing properties.

    2 – Community Feel

    Getting a feel for the community is a crucial step buyers will want to take before going ahead with any decisions. What are the best ways to do this?

    i - Get professional advice from a neighbourhood expert. If buying in Aspen Woods Calgary then contact a realtor who knows the area inside and out.

    ii - Don’t be shy – ask the neighbours how they feel about living there. Knock on some doors and ask them about noise levels at different times of day and if there is anything else they do or do not enjoy about the location.

    iii - Visiting the prospective community at different times of day then going for a walk or sitting on a restaurant patio (if summer) also helps.

    Calgary neighbourhoods typically have an awesome list of in-community amenities, although an area might have one (or all) of these listed below and another other might not.

    What is offered by the neighbourhood? Is there…

    • An active community association
    • An outdoor hockey rink, tennis courts and basketball nets
    • Golf club
    • Enough parks, pathways and playgrounds
    • Nearby amenities
    • Central lake
    • Outdoor BBQ area

    Evaluating community features right down to the last detail can be instrumental for home buyers in finding the right home in the right neighbourhood.

    Maybe a nearby golf course is more essential than nearby amenities, or vice versa. Its all up to the home buyer to choose whats best for their lifestyle!
